As a reminder, our fee is based on the service plan that you choose and your protest results. The Essential Plus Plan is $149 service fee or 40% of the tax savings, whichever is greater. The Essential Plan is $79 service fee or 45% of the tax savings, whichever is greater.
If you received an invoice for the Service Fee ($79 or $149) in prior years and are now receiving an invoice for a Success Fee (45% or 40% of the tax savings), this means you realized greater tax savings this year compared to prior years.
The most common reason for this is your property being previously protected by a homestead cap. If this applies to you, it means that while we successfully achieved reductions to the appraised value during that time, those reductions did not result in immediate tax savings due to the cap. As a result, you were charged the service fee in those years.
However, the reductions we secured gradually chipped away at the capped value, building long-term benefit. This strategic effort positioned us to achieve meaningful tax savings for you this year, which is why you are being charged the success fee for this season.
